I am willing to invest into facebook ads I think it can generate leads for my site. I need some effective tips to invest into FB ads that get sales.

Starting with budget $5 daily and using split A/B test to find the best result for you.

For me, I would suggest you use FB Ads that bring clicks to the website with right targeted audience, countries, and ages..etc.
