The theme will cost low ($5-$10), if:

1. It is just a onetime theme without any future updates and bug fixes.
   
2. If there is no bug reporting system is available from the developer.
   
3. If the developer is a new identity in the market.
   
4. If the developer's reputation is not well developed and still not recognized over the internet.
   
5. If the theme is not restricted by license (anybody can use it on unlimited number of sites)
