Building subscribers from sharing free eBook?

Hi everyone,
Is it possible to create a free ebook about services that I'm promoting. I want my ebook can be downloaded by people but they must subcribe their emails before downloading..

My final purpose is not the ebook , it's for getting email list

Any advice to build this marketing strategy?

Well, I would say that it is possible to do that but you have to link about why people have to download and your promotional article about your product. So, you have to sure that those ebook will education them something about what they want to learn.
